Dr. Terry Dubrow and Heather Dubrow are no strangers to high-stakes real estate — but their latest Beverly Hills venture turned out to be a major miss. The “Real Housewives of Orange County” stars recently sold their mansion for a small profit on paper but ultimately suffered a massive financial loss, something Terry candidly described as a “gigantic fail.”
Dr. Terry Dubrow Breaks Down the Numbers on the ‘Gigantic Fail’
During an appearance on the “Between Us” podcast, Dr. Terry Dubrow admitted he and Heather lost $5.8 million on the property.
“We lost $5.8 [million]. I’ll tell you why,” Terry said. “We bought the supplies for the guest house. We did a lot of stuff to the property [and] we occasionally stayed there. If you’re in Los Angeles and you sell a house that’s over $10 million dollars, you have to pay 5.5 percent of the gross to Los Angeles.”
Despite purchasing the home in July 2023 for $16.1 million and later selling it for $16.5 million, the couple came nowhere close to breaking even. “It was a gigantic fail,” Terry admitted. “So if you don’t like us, congratulations. We bombed. We got killed on that house.”
Heather Dubrow Reflects on the Beverly Hills Move
Heather Dubrow opened up about the decision to sell in an interview with The Daily Dish. “I mean, I think we’re so excited. I think we’re just excited to move on,” she said.
The 9,000-square-foot mansion was supposed to become their “dream house,” but Heather admitted during the RHOC season 18 reunion that construction was “a disaster.” By season 19, cameras captured even more drama. “We ended up with a contractor that came in $8 million over the budget,” Heather revealed on the July 10 episode. She also noted that fire damage and insurance complications only added to the chaos.
On the premiere, Terry voted to “sell” and “move on.” Even “Million Dollar Listing Los Angeles” stars Josh Flagg and Josh Altman, who represented the property, admitted they didn’t expect the Dubrows to “make some crazy amount of money.” Heather later confessed, “If I had had a crystal ball, and I could have seen what was gonna happen, would we have bought that property? (expletive) no.”
Ultimately, the mansion sold for $16.5 million in August 2025.
The decision to sell was also influenced by the Dubrow’s personal lives. With three of their four children — Max, Nick, and Kat — already out of the house, only 14-year-old Ace remains at home. Heather admitted earlier this year that becoming “empty nesters” was part of the push to let go of the sprawling estate.
