Dolly Parton Made a Major Change to Her $10.7M Estate Months Before Her Passing

Dolly Parton made a significant change involving her longtime Tennessee home just four months before her death, transferring the $10.7 million property from one family trust to another in a $0 transaction. Property records reviewed by The US Sun show that the 60-acre Brentwood compound moved from the

DP Dean Spousal Trust to the DP Dean Trust on Tuesday, April 21. A clerk told the outlet that the filing reflected a transfer between trusts rather than a conventional sale. The move offers a glimpse at how the country legend was arranging her affairs after the death of her husband, Carl Dean, who died on Monday, March 3, 2025, at age 82. Parton died on Tuesday, August 25, at age 80 after a brief battle with cancer.

Dolly Parton’s $10.7 Million Home Was Moved Into a Trust

The Brentwood property had most recently been appraised at $10,700,400, according to records cited by the outlet. A neighboring parcel that went through similar ownership changes carried an appraised value of $1,282,800.

The Jolene singer served as trustee of the DP Dean Spousal Trust before the property moved into the DP Dean Trust. Although the deed listed the consideration as $0, that figure did not mean the compound was given to an outside buyer for free. It marked an internal change in legal ownership.

Carl Dean Left His Estate to Dolly Parton

Dean’s death came nearly 18 months before Parton’s. US Weekly reported in October 2025 that the singer was the sole beneficiary of the Carl Thomas Dean Trust, giving her his assets after more than 58 years of marriage.

His will also addressed what would have happened if Parton had died first. In that case, their estate was to be divided equally among their nieces and nephews. Dean listed five nieces and nephews, while Parton had 14. Publicly available details do not show how Parton’s estate will now be distributed, according to the outlet.

Parton purchased the secluded property in 1991, and it became the couple’s home for decades. The estate includes a 23-room main residence, several barns, a swimming pool, a tennis court and a private chapel.

The country star also owned a riverfront home along the Cumberland River, about 45 minutes from Brentwood. That property reportedly features a pool overlooking the water, a pool house, a private dock and a boathouse.

In January, U.S. Sun estimated that Parton’s Tennessee real estate holdings were worth at least $180 million.

Forbes estimated Parton’s net worth at approximately $450 million in 2025. Much of that fortune came from her stake in Dollywood and a music catalog containing roughly 3,000 songs.

The catalog, which includes “Jolene,” “9 to 5” and “I Will Always Love You,” was valued at an estimated $120 million before her death. Parton also held interests in several businesses and founded Dolly Parton’s Imagination Library, which provides free books to young children in five countries.

While the trust filing does not reveal Parton’s complete estate plan, it shows that she took steps involving one of her most valuable and personal properties during the final months of her life.
